Holiday Homes in Downtown Dubai: a Host's Guide

Downtown Dubai is the square kilometre around the Burj Khalifa: The Dubai Mall, the Dubai Fountain, Dubai Opera and the Boulevard. Staying here in a licensed holiday home means waking up with the tallest tower in the world in your window and walking to everything — with a kitchen, a living room and space for the whole family instead of a hotel room.

Why a holiday home instead of a hotel or hotel apartment

A hotel room in Downtown Dubai costs the same per night as a whole apartment, but for a family of six you need two or three rooms. A four-bedroom holiday home gives everyone a bed, a large dining table, a kitchen to make breakfast, a washing machine and two balconies — for one price.

Hotel apartments (serviced apartments) are a middle ground, but they are run like hotels: smaller kitchens, shared corridors with hundreds of rooms, extra fees for parking and late check-out. A Russelior apartment is a privately owned residence in a residential Emaar tower, furnished by us, with the same resident pool, gym and security the owners use — and with parking included.

What you keep from the hotel experience: professional cleaning before every arrival, fresh towels and bedding, a person who meets you in the lobby at any hour, and a team on WhatsApp during the whole stay.

The towers we host in

Grande Signature Residences (Opera District) — Emaar's tower next to Dubai Opera, built around an infinity pool that faces the Burj Khalifa. Our three 2-bedroom residences (8th, 18th and 43rd floor) and the 1-bedroom on the Boulevard are here.

Act One | Act Two (Opera District) — the twin towers directly beneath the Burj Khalifa with uninterrupted fountain and Opera views. Our two full-floor 4-bedroom apartments for 14 guests are on the 16th and 38th floors, with pool, children's pool, gym and two parking spaces each.

Downtown Views 1 (Zabeel side of Downtown) — the only tower with an air-conditioned bridge straight into The Dubai Mall. Our 4-bedroom on the 31st floor has a maid's room, a balcony and the full Burj Khalifa view.

Forte Tower 1 (Opera District) — floor-to-ceiling glass over the fountain. Our largest residence, 4 bedrooms and 8 beds on the 45th floor, rated 5.0.

What is within walking distance

From the Opera District you reach Dubai Opera in two minutes, the fountain promenade and Souk Al Bahar in eight, and The Dubai Mall in ten to fifteen — all on the Boulevard's shaded pavements. From Downtown Views you enter the mall by the bridge without stepping outside, which matters in July and August.

The Burj Khalifa "At the Top" entrance is inside The Dubai Mall. The fountain plays every 30 minutes through the evening and twice at lunchtime. Dubai Metro's Burj Khalifa / Dubai Mall station is a 10–15 minute walk or a short ride on the mall's free shuttle.

Getting here and getting around

Dubai International Airport (DXB) is 15–20 minutes by taxi at night, 25–40 minutes in traffic (peaks 7–9 AM and 5–8 PM). Taxis and Careem/Uber are everywhere; every apartment comes with free parking if you rent a car. Business Bay, DIFC and the Dubai Canal are five minutes south.

Licensed, and why that matters

Since 2016 every short-term rental in Dubai must be licensed by the Department of Economy and Tourism (DET). Russelior Vacation Home L.L.C. is a licensed holiday-home operator (licence No. 1380541), each apartment carries its own permit number, guests are registered the way hotels do it, and tourism dirham fees are paid. For you it means a legal stay and a host who is accountable.
