A holiday home is a fully furnished private apartment licensed by Dubai's Department of Economy and Tourism (DET) for short stays. You get a whole home — bedrooms, living room, full kitchen, laundry, balcony — with hotel-style cleaning before every arrival and a personal check-in. Russelior Vacation Home L.L.C. holds DET licence No. 1380541 and every apartment displays its own holiday-home permit number.

Check-in is from 3:00 PM and check-out by 11:00 AM. We offer 24/7 check-in at no extra cost — a night or early-morning arrival is fine. About 24 hours before you arrive, a member of our team contacts you on WhatsApp with the instructions, meets you in the lobby, registers you with building security, helps with the luggage and shows you the apartment.

Early check-in is never charged. If nobody checks out that day we confirm it in advance, whatever time you land. If guests leave the same morning, housekeeping needs about three hours after the 11 AM check-out; we confirm one or two days before arrival, and in the meantime our team keeps your luggage so you can start enjoying Dubai.

When no guest arrives the same day, late check-out is free, at any time you like. When someone arrives, the latest is 12:30 PM, and we keep your luggage for as long as you need afterwards.

You can book directly on russelior.com — direct bookings are the best rate because no platform commission is added — or through Airbnb and Booking.com. Payment is by card through a secure link; we never ask for cash or for payment outside the booking system.

Yes. The 4-bedroom apartments and the 1-bedroom come with two free parking spaces, the 2-bedroom Grande Signature residences with one. A third car can usually be arranged for the Act towers.

The apartment is professionally cleaned before every arrival (about three hours: all bedding changed, floors, bathrooms, kitchen, windows inside). There is no daily housekeeping; stays of seven nights or more include one free full cleaning, and monthly stays one per week. Fresh towels are brought the same day on request.

Yes, both are available free of charge — just ask when you book.

Dubai regulations require us to register every guest with building security, so we ask for a copy of each guest's passport or Emirates ID before arrival. You can send them through the booking chat or our secure upload link.

Yes, during your stay you can have parcels delivered to the apartment with your name and phone number on them. We share the exact address once the booking is confirmed.

Every apartment has high-speed fibre Wi-Fi, Smart TVs and a dedicated workspace. Many of our guests work from the apartment during the day.

Dubai International Airport (DXB) is 15–20 minutes by taxi at night and 25–40 minutes in traffic. We offer 24/7 check-in, so late flights are no problem.

The policy you choose when you book applies. If war or an armed conflict affects your trip — for example cancelled flights — we approve a full refund.

We welcome families and groups up to the maximum number of guests shown for each apartment — up to 14 in the Act One and Act Two residences. Parties and events are not allowed, out of respect for the residents of the buildings.
